Main Responsibilities of the Commercial Analyst Role

 Key Duties and Responsibilities for Commercial Analyst

As a Commercial Analyst, you will be a vital part of the Operating Management department, overseeing the daily management of business rates across all UK assets. Your responsibilities will include:

  • Managing the CBRE Services contract and supporting the Head of Commercial Operations for the UK business rates contract.

  • Overseeing GL Hearn Services for Croydon assets, including intermittent occupation, budgeting, forecasting, appeals, and development projects.

  • Preparing and communicating rates budgets, forecasts, and tracking performance using advanced financial modeling.

  • Managing the rates balance sheet account and collaborating with Finance on all related financials.

  • Conducting Service Charge and Business Rates analysis for new deals, developments, and reconfigurations, identifying opportunities and risks.

  • Reviewing service charge models to ensure compliance with the RICS Code and correct allocation of costs.

  • Supporting Finance in analyzing service charge caps and impacts on future deals.

  • Managing utilities contracts and agreements for new and existing tenants.

  • Preparing business cases and evidence for rate appeals and assisting in group revaluation engagements.

As part of a collaborative team, you will also work closely with other Commercial Analysts to ensure resilience across utilities budgeting, forecasting, and reporting processes.

 Commercial Analyst – Essential Skills and Requirements

What You’ll Need:

  • Degree qualified with a strong background in commercial analysis and financial reporting.

  • Demonstrated project-based review experience supporting senior management decisions.

  • Strong financial modeling and advanced spreadsheet skills.

  • Exposure to financial reporting and the delivery of new commercial initiatives (preferred).

  • Previous experience in UK Retail Property, Utilities sectors, or understanding of the UK Energy Market (favored but not required).

  • Excellent analytical thinking, with the ability to deliver insights into operational and financial impacts.

  • Sound commercial awareness and proactive problem-solving skills.
