Are you a strategic and inspiring sales leader ready to make a meaningful impact? At Anchor, England’s leading not-for-profit provider of housing and care for older people, we are looking for a passionate Director of Sales & New Home Marketing to drive our national sales programme and customer experience transformation.

As a key part of our Senior Leadership Team, you’ll lead on the delivery of ambitious sales and marketing strategies that align with our mission to create homes where people love living later in life.

What You’ll Do

  • Deliver Results: Lead a national sales programme including outright sales, shared ownership, and resales – achieving cost and margin targets.

  • Develop Strategy: Design innovative, insight-driven sales and marketing plans using market research and analysis.

  • Enhance Experience: Put customers at the heart of every step in the journey, using new technologies to improve service.

  • Lead Teams: Inspire and manage a talented team of 14 including Heads of Sales and Marketing, building a culture of performance and innovation.

  • Build Influence: Represent Anchor externally, developing relationships with partners, local authorities, and regulatory bodies such as Homes England and the FCA.

  • Maintain Compliance: Ensure all sales activities meet regulatory, financial, and internal governance standards.

  • Think Ahead: Contribute to long-term corporate planning, scanning the market for trends and future opportunities.

Who We’re Looking For

You’ll bring a unique combination of vision, experience, and values:

  • Senior Sales Expertise: Proven leadership in a regulated, complex sales environment (property or housing sector experience ideal).

  • Strategic Thinking: Strong commercial and financial acumen, experienced in budget management and market analysis.

  • Team Leadership: Skilled at leading, motivating, and developing high-performing teams.

  • Customer-Centric Mindset: Deep understanding of customer needs and social housing trends.

  • Excellent Communicator: Influential and confident in managing internal and external stakeholder relationships.

  • Qualifications: Degree or equivalent; marketing or sales qualifications are a plus.
